What to Consider Before Buying a Property for Potential Rental Income

Real estate investing can be appealing for a lot of reasons. Maybe you’re interested in generating rental income, building a real estate portfolio over time, or simply exploring options beyond your primary home. Whatever the goal, buying a property with potential rental use in mind is a little different from buying a home for yourself. Instead of asking only whether you like the kitchen or can picture yourself living there, it helps to look at the property from another angle. Who might want to rent it? What will it cost to own? How does the location fit the needs of future tenants? And does the property make sense for what you’re trying to accomplish? There’s no single formula that makes a property a good investment, and no property comes with guaranteed income or appreciation. But there are a few things I think buyers should look at when they start exploring the idea.

Start With Location

Location is always important in real estate, but it can be especially important when you’re thinking about potential rental use. Take a look at what makes the area convenient. Is it close to major employers, shopping, restaurants, parks, highways or other everyday needs? It also helps to think about who is likely to want to live there and why. A great location doesn’t automatically make a property a successful rental, but it can be an important part of the overall picture.

Look Beyond the Purchase Price

The list price is only one part of owning an investment property. Depending on the property, there may also be taxes, insurance, HOA dues, maintenance, repairs, property management costs, financing expenses and periods when the property may be vacant.

That’s why it’s important to look at the whole picture rather than focusing on the purchase price alone.

Research Comparable Rentals

Do your research and take a close look at what similar properties in the area are actually renting for. Just like pricing a home for sale, setting a competitive rental price matters.

Don’t Forget HOA or Condo Rules

Some communities have leasing restrictions, minimum lease terms, approval requirements or limits on how many homes can be rented at one time. Before assuming a property can be used as a rental, buyers should always verify the current rules and restrictions.

Consider the Condition of the Property

Maintenance is another important part of the conversation. Roof age, HVAC systems, appliances, flooring and other major components can all affect future expenses. An updated property may require less immediate work, while another property may still make sense depending on the buyer’s plans and budget.
